My Marketing Plan

You still have to pay the Real Estate Agent or Broker who brings the Buyer an additional 2.5% to 3% I offer 2.5% of the total 4% to the Buyer's Agent. I'll have this in writing for you and advertised in the MLS too!

1. Your home will be listed and featured in up to Three Multiple Listing Service databases which includes all of Southern California! 90% of all homes are SOLD as a result of aggressive and proper MLS exposure.
2. For additional exposure, your home will be featured in all major real estate websites ie; Realtor.com,homeseekers.com and over 300 others. Many Buyer's nowadays are finding their homes on the Internet according to the National Association of Realtors®. More exposure, means more Buyer's competing for your home!
3. Pre-Negotiate terms and conditions with the Buyer to protect your escrow from falling out! Most Agents are afraid to negotiate this aggressively.
4. Your home will be advertised via radio 24 hours a day, 7 days a week using the successful "Talking House" system used by Top Producers! It's like having me in front of your house, day and night, telling people about your home. Call me for more information and availability.
5. Digital color photos of your home's interior and exterior will be taken and uploaded in the MLS the same day your home is added to the MLS. It's been said that over 50% of all homes featured in the MLS do not have photos!
6. Your property will be featured on our award-winning real estate and mortgage websites with a full page promotion, designated URL link and complete virtual/slide tour. Our websites receive hundreds of visitors every day!
8. A direct e-mail campaign announcing your home to hundreds of Agents/Brokers, and over 500,000 potential Buyers!
9. Laser Color flyers will be prepared to help market your property.
10. Flyers will be distributed throughout your area to owners (and renters) letting them know that your home is FOR SALE.
11. A For Sale sign with marketing flyers will be installed.
12. Open House(s).
13. A security and monitored key lock-box will be installed with your approval for easy home access. The system I use registers the name, time and date of every Agent who accesses the lock-box.
14. I follow-up with the appraiser for accurate appraising to help secure the agreed sales price. Most Agents won't do this or are too timid or not properly trained to do this. I've helped many Sellers secure the agreed sales price!
15. All Buyer prospects are properly screened and pre-qualified BY ME before entertaining any offers. Your time is valuable. (I have a strong mortgage finance background. I know how to spot a weak Buyer!)
16. I will follow-up with all Agents who access the lock-box to get their feedback on your property. My technological advanced lock-box system notifies me every morning which Agent(s) accessed your home the day before.
17. I will follow-up with all known Buyer prospects who view your property.
18. You will get competitive rates on escrow, pest control, mortgage, etc. I can afford to offer this as a result of my high volume production and client patronage to these companies.
19. I will personally monitor all aspects of the sale.
20. I will listen to your ideas and suggestions with an open-mind.
21. I will keep you updated on the progress. You will be "in-the-loop" at all times. You can log on to my website www.peggy4homes.com and monitor every step of your escrow 24 hours a day with your own private login.
22. I will keep you posted on market conditions that may affect the sale or listing price of your property.
23. I will help reduce your liability of getting sued by the Buyer. Most Agents don't have the know-how on how to accomplish this for you.
24. You can terminate the Listing Agreement without my written consent 45 days after signing.
